The beaches are booming with bars, restuarants, and chicks...

I agree. If you're living in Jax, the beach is where it's at ... especially if you're single or just plain like to chill - it's a different world out here.

You can actually get reasonable housing prices at the beach if you're west of A1A.

We are moving from Orlando.

I'm married so while the chicks are nice I need to stay out of trouble.

We are looking in the Mandarin/Fleming Island area.  Its a drive to Gate Parkway for work, but the value in Fleming Island is pretty good.  Alot of house for a little bit cheaper.  Mandarin would be a much easier drive.  I'm from OP, but I dont want to live off Blanding.

I married a latino so I get in trouble when chicks are within 3 miles so I might as well make the best of it and go where the hot ones are since I'm pretty much guilty by association anyway !!!

We live off of international golf pkwy in a brand new neighborhood which is still building.  With the housing market, you can get pretty nice digs for pretty darned cheap.

There are a lot of places to buy all around Southside/Gate Parkway/9A and JTB area. It would be an easy commute to work and there is stuff to do in close proximity.

We looked down there, its still a long ride into Jax and its pretty far away from our familes.  If we could keep it in the Fleming Island/Mandarin area that would be ideal.

You also might want to look at the Atlantic Blvd or Merrill off of 9A...homes are going up there too in nice areas that aren't too pricey...as compared to other parts of the southside.  I especially like a little area off of Atlantic over by University Blvd. right by the water.

Trust me.. I know how it is.. I drive from there to jax beach everyday for work and I cringe every time I fill up the tank.  I don't really mind the commute itself though.. it's about the only time I get some alone time and I don't run into any standstill traffic so it only takes about 40 mins each way.  And I don't think I ever want to move from our neighborhood.  I love it.

Have you been to Mandarin lately? Traffic is nuts there. With gas going to $5 this summer, live close to work.

I live in St Johns Country Club ( at my fiancee's parents house) until I can find a job in the IT field, there is a pretty nice house for sale at the end of our street. I work off San Jose in the Mandarin area, its liek 15-20 minute drive. Look at the place on racetrack rd, like bartram springs, they are pretty nice.
